New master suite has recently been added to this 1 story beach home on stilts. This is a great place for a family vacation with boardwalk and ocean views from deck. All new appliances, furnishings and Bella brand pod coffee maker (which is compatible with a Keurig). The Living Room has large sectional couch and big screen TV. Very open floor plan. Master bedroom (BR1) has nice king bed and ensuite bathroom, guest bedroom (BR2) has a queen bed, the second guest bedroom (BR3) has a full bed with twin and a trundle bed underneath and share a bathroom. Enjoy the short walk to the beach via the private neighborhood boardwalk. You will enjoy one of the best ocean views in Port Aransas. Ground floor has parking for 3 cars and a fish cleaning station.

Great place and great location. I found myself on the huge roof patio almost anytime I was at the house. Brought 3 kids and wife and there was plenty of room for everyone. Very close to the beach if you walk or drive. All beds were comfortable and house was very clean. Will defiantly be back.

Multiple stays with LIP

This is our 4th stay with LIP in the last 2 years, it's great the properties are always ready to go and clean. We will definitely be back to Port A and if a Life in Paradise property presents the best deal and value we'll use again. The only downside is that this is our 4th stay in 2 years and we by far paid the most that we ever had. We have in the past received incentives like book 6 nights and get 7th free (in the summer) and discounts on LIP golf carts. This time the person I talked to acted like I was making it up or dumb for asking, so we shopped around and used a different source for the carts, they gave a cash discount and I'm sure LIP would've still been profitable, but missed out on 7 days of cart rental. It was actually almost the same price so we booked with them since they gave us a small cash discount and a little more personal service. Next time we'll shop around and verify we are getting some value for returning to Port A always once a year and usually a couple of weekends sprinkled in, not asking for huge discounts but just a little something for the loyalty.

We had a great time. The location was great, the amenities, and beds were good, and the condo was very clean. It was nice when we discovered you had two types of coffee makers. The Kreurig is very nice but for several real coffee drinkers, your brewing coffee maker was perfect. We absolutely loved your decor!Thank you for sharing your home.

The place was very clean and was a very short walk to beach. The deck on top was amazing to look at the beach or work on a tan. We had 4 kiddos and my wife and I and had plenty of room. Will stay here for sure on our next trip to Port A.

Absolutely % the BEST. My Son-n-law turned 30 the Friday of our stay. Our 4 year old Grandsons first time to see the ocean. House was really clean and well equipped with kitchen items, towels etc. House is beautiful. Love the decks, you can see and hear the ocean. We will use your company again. Very satisfied Family with a great memories.

Hi, Yes, we did enjoy our stay at 11 :a Playa. Since you ask, 1.the coffee pot only perks 2 cups and stops. I had to keep going back to push the button until it perked a whole pot 2.The kitchen is shy of many items. 3. In the master bedroom, my husband would get drips of water on his head and if you look at the wall you can see orange rings on the wall. He was on the side where the French doors are. I was going to call and relay this info but, here it is instead. Thank-you, Bridgette

This house was perfect. It was right on the beach with just a short boardwalk to be in the sand. The house was beautifully decorated and well stocked. It was really clean when we arrived and management was quick to respond and very helpful. I would stay here again in a heartbeat

Great place with close access to beach walking or driving. The upper balcony deck overlooking the beach was very memorable. It stood out among the rest of the adjacent properties nearby and provided a nice evening breeze. Warning- don’t feed the sea gulls on deck unless you want a messy clean up from their leftovers. Inside the home was clean and open. A few doors didn’t close properly which can be fixed with some maintenance. We only saw one roach which probably lived near the water heater, but no big deal. Some older outdoor chairs need to be removed as the weathered seat stitching could easily rip while sitting. Overall home had a nice appeal (cool inside) with the hot sun beating down outside.We were fortunate enough to drive our golf cart on the beach before they closed vehicle access a few days later due to coronavirus. Hopefully, opened back up by now.

We enjoyed Cabinessence very much. It was clean and comfortable. We particularly enjoyed the 3rd floor deck and the ocean views. We spent every evening up there relaxing and enjoying the breeze.

Beds were all very comfy and the house is well maintained. The only area for improvement would be the lower level where you park. It's obvious that upgrades are still happening to the home because all of of the construction waste, old paint and spare lumber is strewn about. It's unsightly and could easily be remedied.

The house was absolutely perfect. From the cute decor, comfort of the furniture, lay out of the house, to the ease of the beach access. They layout made it so nice to hangout in the mornings and evenings. We loved the roof top deck and it’s amazing view. And enjoyed coffee On the deck off the master bedroom, with another great view. We were able to walk to the beach with in 2 minutes and loved that the beach access road was just at the end of the street. We will definitely be back!

We had 4 adults and 2 kids with plenty of space. The location was perfect access to the beach either walking or on the golf cart. We didnt have a hose for the outside water, called in the evening and they brought one the next day before lunch. Wonderful friendly service.

We enjoyed our stay at Cabinessense. The location was perfect, a two minute walk to the beach. A great view of the ocean from the top deck. The house had all the supplies we needed The kitchen lights were dim, but they just need new bulbs. Overall a great place to stay!

Cabinessence at La Playa exceeded our expectations. Adorably and comfortably furnished. Super clean. 360 degree views from the rooftop deck. A short walk on the neighborhood boardwalk to the beach. We definitely recommend it. Loved the La Playa neighborhood. Small, stand alone houses spaced well. A few minor recommendations for the owner...the bathroom sink needs a new drain would not stay open without manual lifting, and the new master bed...while super comfy with a new mattress...has a very creaky bedframe. Other than those minor things, our stay was perfect.
